Energy Audits in Austin

I know that when we as realtors first learned that our sellers would have to get a home energy audit before they could sell their homes, we were worried about the price. How much would this costs our sellers? I have been pleasantly surprised that the cost is typically less than $400. I have recently had a great experience Quality Home Inspections - Joey Biddle. Hill Country Galleria is a nice asset to SW & West Austin Communities

It sure is nice to have the new Hill Country Galleria close by on a nice summer evening. The outdoor shopping mall is home to some nice outdoor cafes and all sorts of hip boutiques and typical mall stores. There is even a movie theater located in the middle of it all. I went out for a nice dinner tonight, sat outdoors at the Iron Cactus, then walked up and down the promenade to burn off the dinner before going to see The Proposal. I was just thinking to myself how lucky we are to have such a nice place to enjoy ourselves so close to the neighborhoods in West & SW Austin. There was music playing from a little bar next to the theater that made the stroll even more enjoyable. The movie was really funny by way - I would HIGHLY recommend…
South and Southwest Austin are Hot!!!

I have been noticing more and more buyers out looking at homes lately. As I am out showing properties in South and Southwest Austin, more often than not I am experiencing realtors and their clients waiting in line to see the same homes. The really nice homes are not lasting long on the market. If you do not write up an offer as soon as you see them they are usually under contract within a few days. Multiple offer situations are happening quite often in the under 400k price range. First time home buyers are all looking to purchase a home before the December 1st deadline so that they can receive the $8,000 tax credit. This is creating a sellers market in many parts of Austin.
